Indian Lake planners hear new subdivision proposal

INDIAN LAKE - The owner of property between Chamberlain Road and Lake Abanakee would like to subdivide it into six building lots and one vacant lot to be held in common by a homeowners association.

Dennis DeLong of Shallow River Logworks, Middleburg, Pa., came before the Indian Lake Planning Board Wednesday, Feb. 6, for direction on plans he has to develop the land. It borders property owned by members of the Virgil family.

DeLong builds custom log homes but, he told the board, this will be his first subdivision.

The board told DeLong it favors his plan but warned the access road, which is little more than an eight-foot wide driveway about 2,900 feet long from the road to the lake, would need to be widened and improved to accommodate emergency vehicles.

Numerous wetlands on the property are beyond the board’s authority. DeLong was advised to check with the Adirondack Park Agency on how to mitigate the problem. The APA regulates zoning within the Adirondack Park.

What happens next will depend on how the APA views the project. It could take control or it could offer advice on how to mitigate the wetlands problems and then turn the project back to the Planning Board for final review and determination.


Plans to open a new business in Sabael took a step forward when the Planning Board decided it has a complete application from Nicole Delcore and John Carbone.

They want to locate an interior design business in the front of the house they have built on the site that included the Sabael Post Office, which was destroyed by fire in January 2011.

The plan calls for about 300 square feet in the front of the house to be used as a showroom and office. There will be parking for six vehicles.

The next step is the public hearing on the proposed project, which the board scheduled for its next meeting Wednesday, March 6, starting at 7 p.m. in Town Hall.
