Hamilton County tax rates are low

SPECULATOR - The Raquette Lake Union Free School District areas of the towns of Arietta and Long Lake have the lowest effective property tax rates in Hamilton County at $5.24 and $5.87 respectively.

Only 10 towns in Suffolk County came in lower for 2012, according to recently released data from the Empire Center. The internet-based tool - BenchmarkingNY's Property Taxes by Location - allows taxpayers to compute and compare total school district, municipal and county tax burdens in thousands of communities across the state.

Hamilton County was counted as part of the Mohawk Valley region. Its nine towns and one village ranked among the bottom 20 tax rates for that region. Had it been counted as part of the North Country region Hamilton County would have had the 17 lowest tax rates.

The Town of Arietta in Piseco Common School District ranked third lowest at $7.90 while Arietta in the Long Lake Central School District ranked fourth lowest at $8.66. They were followed by the Town of Long Lake at $9.29 and the Town of Morehouse in Piseco Common School District at $9.76.

The seventh lowest is the Town of Webb in Herkimer County at $10.31 followed by the Webb Central School District portion of the Town of Forestport in Oneida County at $10.64.

The next four lowest are the Town of Inlet, $11.27; the Town of Indian Lake, $13.78; the Lake Pleasant Central School District portion of the Town of Lake Pleasant, $14.06; and the Wells Central School District portion of the Town of Arietta, $14.39.

Fulton County's Town of Northampton in the Edinburg Central School District is number 13 at $15.08.

All the rest of the bottom 20 tax rates in the Mohawk Valley region are in Hamilton County: the Northville Central School District portion of the Town of Benson, $15.37; the Town of Wells, $16.12; the Wells Central School District portion of Lake Pleasant, $16.46; the WCSD portion of the Town of Hope, $17.13; the Village of Speculator, $17.77; the NCSD portion of the Town of Hope, $18; and the Poland Central School District of the Town of Morehouse, $18.86.


City of Gloversville property owners within Gloversville School District pay the highest median effective tax rate of any city within the state at $52.40. The tax on a home there valued at $70,600 is $3,699 yearly.

As reflected in the Empire Center rankings, New York's highest effective property tax rates are imposed in cities and rural areas with low property values, while the lowest effective rates are found in resort communities and wealthy areas with very high property values.


Highlights of the report's findings include the following.

For a second consecutive year, the Village of Wellsville in Allegany County had the highest effective tax rate in the state at $63.51.

The lowest-taxed community in the state is the Village of Sagaponack in Long Island's Hamptons, which had an effective rate of just $1.19 per $1,000. Sagoponack also was the lowest-taxed community in the 2011 survey.

The rankings are based on data from the state Comptroller's Office and New York State Association of Realtors Housing Survey.
