Indian Lake is eyeing Townsend property

INDIAN LAKE -- Indian Lake Supervisor Brian Wells and Attorney for the Town Michael Hill are negotiating with the owners of the former Townsend Garage property for an option to purchase it for somewhere in the range of $230,000.

Helen Townsend (primary owner) and her son Eugene Townsend (secondary owner) own the seven-acre property. It includes the former car dealership, the former Jane & Cathy's Restaurant and the former laundry mat. Open space land owned by the Townsends stretches behind businesses on W. Main Street as far as to behind the post office.

The property is currently assessed at $268,300.

Wells is adamant in stating, "I will not spend any taxpayer dollars. I'm looking around to see if there might be any grants to purchase the land."

Under an option to buy a seller accepts an offer and agrees not to sell the property to another for a certain period of time. One benefit to a potential buyer is an option sets a price and creates time to get financing in place. The downside is the option may expire before the potential buyer is ready to purchase.

When the Indian Lake Planning Committee met Wednesday, May 21, members stated their desire to help find the money to purchase the property.


The property would be needed to pursue the development concept put forward by the Hamlets 3 study unveiled in September.

The study proposes creating a four-corner intersection where state routes 28 and 30 meet by building a new road north to connect with Bennett Road at Adirondack Lake. This new road could possibly spur housing development along it and end with a new Adirondack Lake public beach and park.

The Townsend property would only be a start in the land needed to fully utilize the Hamlet 3 plan, but is a key component. The former supermarket would also have to be acquired, plus some additional properties behind the Townsend property.

Wells said the owner of the empty supermarket is interested in renting the building and has no desire to sell at this point.


-- There was much discussion on updating the by-laws of the Indian Lake Community Development Corporation, the administrative and steering parent of the planning committee. The decision was to hold a vote on proposed changes in July.

The vote is limited to the current ILCDC Board of Directors: Sally Stanton, Brenda Valentine, Marty Evanoff and Ann Carroll.

-- Brenda Valentine reported 11 businesses have expressed interest in applying for grants to improve their appearance, and six have completed the paperwork.

-- Jack Valentine reported many of the Adirondack chairs placed around Blue Mt. Lake and Indian Lake need refurbishing because of damage by the sun and rain. "Two years in the sun have bleached them," he said.
